Terms of Service Agreement
1. Introduction
Suma Park Terms of Service Agreement ("Agreement") is made and entered into at check-in, by and between Suma Park (“Suma Park”) and guest (“Guest”). This Agreement sets forth terms and conditions for the services provided by Suma Park to the Guest. By staying at Suma Park, the Guest agrees to comply with and be bound by all terms outlined herein. If the Guest fails to comply with the terms of this agreement Suma Park is permitted to remove or ban the Guest from current and future bookings.
2. Reservation and Payment Policy
2.1 Booking Methods
Reservations can be made through the Suma Park website, email or over the phone. All bookings must be guaranteed with a valid credit card at the time of reservation.

2.2 Payment Requirements
Full payment for the stay is due upon check-in, unless otherwise specified. Suma Park accepts cash and Visa/Mastercard payments (No Amex). Payment methods other than those specified must be approved in advance.
3. Check-In and Check-Out
3.1 Check-In
Check-in time is 2:00 PM. Guests are required to present a valid ID and the credit card used for the reservation. Early check-in is subject to availability and may incur additional charges.

3.2 Check-Out
Check-out time is at 10:00 AM. Late check-out requests must be arranged in advance and may be subject to additional charges. Unauthorised late check-outs will incur charges equivalent to one night's stay.
4. Room Use and Conduct
4.1 Room Occupancy
Cottages are to be used only by the number of individuals specified in the reservation. Any additional occupants may require additional charges or accommodation arrangements.
Guests are not permitted to move furniture – including beds – in cottages or inside any buildings on the premises without prior permission.

Bookings for 5-6 people will find extra bed linen and sofa bed instructions in their Cottage upon arrival. Suma Park requests Guests follow these instructions and use the sofa bed in its proper format to ensure furniture longevity and a more comfortable sleep for guests.
4.2 Conduct and Responsibilities
Guests are expected to conduct themselves in a manner that does not disturb other guests, with no noise or music after 10pm.

Damages to Suma Park property caused by the Guest including cottages, games room, BBQ area and throughout the Suma Park grounds will result in charges to the Guest's account.

Suma Park operates a strict no-smoking policy within all cottages. Please use the provided ashtrays and do not leave cigarette butts on the property. Violations will incur a $250 cleaning fee.

4.3 Use of Fire Pit in BBQ area
Guests are not permitted to bring or create their own fire pits or light fires for any purpose including warmth or cooking anywhere on the Suma Park property besides the designated BBQ area fire pit.

Guests are responsible for their use of the BBQ Fire Pit and are liable for any breaches of CFA and local council laws and any damage caused to Suma Park property as a result of their (Guest) use of the fire pit.

CFA Fire Danger Period for the local municipality (COGG) is in place from November 24, 2025, to May 1, 2026. During this period Guests must abide by CFA regulations (see here: https://www.cfa.vic.gov.au/warnings-restrictions/fire-bans-ratings-and-restrictions/can-i-or-cant-i)

Failure to follow CFA FDP requirements is a breach of CFA Act Section 37. Violators face up to $24,360 or 12-months imprisonment or both.
Fires of any kind are not permitted on Total Fire Ban days.

4.4 Parking
Parking bays are provided to the side of each Cottage and can fit up to 2 vehicles. Further parking is available on the south side of the Stables building. Parking is not permitted on the grass. Guests must ensure their vehicles are not blocking entry or exit points for other guests and/or emergency services at any time.

4.5 Use of Pool
The pool is open from 8am to 8pm. Guests are encouraged to return the cover to the pool at end of use / day to ensure it stays warm. Children must be accompanied by an adult at the pool.
5. Additional Charges
5.1 Security Deposit
A security deposit of $100 may be required at check-in to cover potential incidentals. This deposit will be refunded at check-out, pending a room inspection confirming no damages or outstanding charges.
6. Data Privacy
6.1 Collection and Use of Personal Data
Suma Park collects personal data necessary for booking and service provision only. This data will be handled in accordance with applicable data privacy laws and our Privacy Policy.
6.2 Third-Party Disclosure
Personal data will not be disclosed to third parties without the Guest's consent, except as required by law or necessary for the provision of services.
7. Entire Agreement
This document constitutes the entire agreement between Suma Park and the Guest regarding the stay and services provided. No other agreements, representations, or warranties, other than those set forth within this document, will be binding unless expressly included in this Agreement. Modifications to this Agreement are valid only if made in writing and signed by both parties. Should any provision of this Agreement be found invalid or unenforceable, the remaining provisions will continue in full effect.
